Dear Valued Parcel Owners,
REF : Internal Unit Inspection by Management Staff
As discussed in the JMC Meeting No.6, we are pleased to announce that you can engage the Management to perform an inspection to your unit without any charges.
This was due to the sudden spike of the complaints received pertaining to the internal unit issue as follow ; (Kindly refer to Appendix 1)
(a) Internal unit water leakages/seepage (possible causes) ;
– Sanitary piping cap dislodged;
– Water heater tank inlet piping joint;
– Windows frame – sealant peeling off;
– Sewage main piping (box-up) choked;
– Seepage from slab (water proofing);
– Washing machine pipe dislodged;
– Basin cabinet detached causing water supply piping dislodged.
(b) Water heater issues
– Element defective;
– Thermal fuse defective;
– Water dripping at water tank inlet piping joint;
– Thermostat defective (can cause piping cap to dislodge).

We have received confirmation from Developer indicating the warranty for water heater tank and water-proofing for internal unit has expired in the month of March 2022.
Any rectification works for internal unit is under the cost of parcel owners and if the issue is related to inter-floor leakages, the Management shall conduct a joint-inspection using Form 28 of the Strata Management (Maintenance & Management) Regulations 2015. Hence, we are seeking for co-operation for all parties to allow us in to your unit should the issue is related to inter-floor leakages.
We would like to reiterate that the scope of the Joint Management Body is to manage the common properties. Hence, we hope parcel owners could understand our constraint and by stepping in for internal unit issue, it was for assisting the parcel owners on rectification methods and solutions.
Kindly refer to the Appendix 2 : Form 12A – Request for Internal Unit Inspection Form.
