Dear Valued Parcel Owners,
REF : Internal Unit Inspection and Rectification Works by Management Staff
Refer to Notice(Internal Unit Inspection by Management Staff) dated 13th April 2022.
As discussed and confirmed in the JMC (5th term) Meeting No.5, the Management shall no longer provide free inspection for internal unit’s defect/issue starting 1st March 2023.
Pursuant to Strata Management Act 2015 Section 21.(1) Duties and power of joint management body
(a) to properly maintain and manage the building or land intended for subvision into parcels and the common property, and keep it in a state of good and serviceable repair;
We would like to reiterate that the scope of the Joint Management Body is to manage the common properties. Hence, we hope parcel owners could understand our constraint and by involving in for internal unit issue, it was for assisting the parcel owners on rectification methods and solutions.
Parcel owners are always free to engage 3rd party contractors or consultants for internal unit matters.
However, the Management shall continue to provide the value-added services for internal unit inspection and rectification works using the new rates below ;
(a) Form 12A – Internal Unit Inspection RM80.00 per visit (which include 2 hours of rectification works if applicable
during the visit)
(b) Form 12 – Internal Unit Rectification Works RM25.00/hour with minimum rate of RM50.00 per visit. (No warranty
for the repair works)

Any rectification works for internal unit is under the cost of parcel owners and if the issue is related to inter-floor leakages, the Management shall conduct a joint-inspection (without any fee) using Form 28 of the Strata Management (Maintenance & Management) Regulations 2015. Hence, we are seeking for co-operation for all parties to allow us in to your unit should the issue is related to inter-floor leakages.
