Dear Valued Parcel Owners,
REF: CLARIFICATION ON STRATA TITLE STATUS FOR TEEGA DEVELOPMENT BY UEMS (UPDATE)
Further to the notice dated 22nd April 2024 (https://teega.com.my/2024/04/22/ref-clarification-on-strata-title-status-for-teega-development-by-uems-update/), please be informed that the process to issue the Strata Titles is currently underway and is targeted for completion by the end of Q3 2025, as stated in the letter from the Developer.
Kindly refer to attached Appendix 1 for further information from Developer.
Moreover, please note that after the Strata Titles are issued, owners will need to undergo the Memorandum of Transfer (MOT) process. This is a necessary step for transferring ownership from the Developer to the individual owners. Below is a brief outline of the MOT process:
- Preparation of Documents: The transferor will prepare the MOT documents, which outline the details of the ownership transfer.
- Owner’s Review and Signing: Owners will receive the MOT documents for review and will be required to sign them. This may need to be witnessed by a legal professional or authorized person.
- Submission for Registration: Once signed, the MOT documents will be submitted to the relevant authorities for registration, finalizing the ownership transfer.
- Payment of Fees: Owners will be responsible for any registration or stamp duties applicable during this process.
Once 25% of the MOTs have been perfected, the first Annual General Meeting (AGM) of the Management Corporation (MC) will be called. This meeting is a crucial step in transitioning the management of the development from the Developer to the owners, where key decisions regarding the community’s governance will be made.
