REF: INTERNAL UNIT INSPECTION & RECTIFICATION WORK (NEW RATE starting 1-Mar’25)
Pursuant to the Strata Management Act 2015, Section 21(1) – Duties and Powers of Joint Management Body:
(a) to properly maintain and manage the building or land intended for subvision into parcels and the common property, and keep it in a state of good and serviceable repair,”
We would like to reiterate that the scope of the Joint Management Body is to manage the common properties. Hence, we hope parcel owners understand our constraint, as our previous involvement in internal unit issues was to assist parcel owners with rectification methods and solutions. Parcel owners are always free to engage third-party contractors or consultants for internal unit matters.
Refer to the notice dated 10th February 2023, as discussed and confirmed in the JMC (7th Term) Meeting No. 4, the Management shall continue to provide value-added services for internal unit inspections and rectification works using the new rates below, effective on 1st March 2025:
- Form 12A – Internal Unit Inspection: RM80.00
- Form 12 – Internal Unit Rectification Works: RM40.00/hour with minimum rate of RM80.00 per visit. (No warranty for the repair work)

Any rectification work for internal units is under the cost of parcel owners. However, if the issue is related to inter-floor leakages, the Management shall conduct a joint inspection (without any fee) using Form 28 of the Strata Management (Maintenance & Management) Regulations 2015. Therefore, we seek the cooperation of all parties to allow us access to your unit should the issue be related to inter-floor leakages.
