Dear Valued Parcel Owners,
REF: UPDATE ON STRATA TITLE ISSUANCE – FOLLOW-UP WITH UEM SUNRISE BERHAD (UEMS).
Further to the notice dated 20th November 2025(https://teega.com.my/2025/11/20/ref-clarification-on-status-of-strata-title-for-teega-development/) please be informed that our Chairman, Mr. Bill Chang, has formally followed up with UEM Sunrise Berhad (UEMS) regarding concerns raised on the issuance of the Strata Title.
In his correspondence dated 19 November 2025, Mr. Bill clarified that owners had expected the notifications to be issued directly by the Developer. However, the notices are being sent by the appointed SPA solicitors. He expressed concern that this may cause owners to assume that they must engage the same SPA solicitors to proceed with the Perfection of Transfer (POT), which is not a requirement. To avoid any misunderstanding, he requested the Developer to provide a sample of the standard notice, with sensitive information removed, for owners’ reference.
Below is the response received from the Developer regarding his concerns:
“Dear Mr Bill Chang,
Thank you for your email. We appreciate your patience throughout this process.
Please be informed that the notifications of the strata title issuance were sent to the respective SPA solicitors in batches beginning 7 November 2025. As highlighted in the timeline attached to our updated letter to the JMB, there is an internal verification process whereby we must thoroughly review each strata title issued by PTG to ensure there are no discrepancies and that all details tally with the SPA signed by the owners. In the event any discrepancies are identified in either the strata title or the SPA, we are required to notify PTG or the solicitors of the necessary amendments.
For clarification, strata title notifications are indeed issued by the appointed SPA solicitors, as this is standard practice in most developments. As the solicitors appointed under the SPA, they hold all legal files and records from the initial SPA execution, which enables them to act as the legal representatives throughout the title perfection process (POT).
Nonetheless, proprietors are not restricted to using the original SPA solicitors and may appoint any solicitor of their choice to proceed with the POT. Should proprietors choose to do so, they may notify our Credit Control Unit and provide a copy of the letter of appointment for reference and record.
Attached herewith is a sample of the standard notice, with all sensitive information redacted, for your reference as requested.

In light of the concerns raised, Mr. Bill Chang urges all owners to promptly follow up with and chase the respective SPA solicitors for the issuance of their strata titles. Any delay may pose a risk of double stamp duty in 2026, particularly for foreign owners.
