REF : GENERAL NOTICE – UPDATE ON PERFECTION OF MEMORANDUM OF TRANSFER (MOT)

We refer to the ongoing matter regarding the Perfection of the Memorandum of Transfer (MOT) for Teega. Please be informed that our Chairman, Mr. Bill Chang, has put in extensive effort in managing and coordinating the correspondences with the relevant authorities throughout this process.

After considerable efforts and multiple correspondences with various ministries and government agencies requesting a grace period for the perfection of MOT, we are pleased to inform you that we have received official confirmation from Mr. John Patrick Antonysamy, Undersecretary, Tax Division, Ministry of Finance (MOF), that the doubling of financial instruments, including MOT fees, under the Malaysian Budget 2026 will not be applicable to Teega. However, proprietors are reminded that the MOT must still be perfected within the stipulated short window as required.

Appendix 2 for the gratitude appreciation for the Ministry’s prompt response on MOT stamp duty matters

Additionally, we have escalated the matter concerning corporate-wide support from UEMS for Teega’s MOT process. An update regarding the appointed single point of contact within the UEMS Southern Region will be shared once received.

While there is temporary relief from the impending fee revision, we strongly encourage all purchasers/proprietors to proceed with the MOT as soon as practicable to avoid any unforeseen policy changes.

Important Notes & Recommendations;

1. It is not mandatory for the original SPA solicitors to handle the MOT. Proprietors are encouraged to compare and engage law firms that offer the best service and cost for the MOT process.

2. Please provide your chosen law firm with the attached document, as they may not be aware of the Ministry of Finance’s ruling regarding Teega’s exemption.

3. All purchasers/proprietors are legally required to perfect their MOT. While penalties for non-compliance exist, enforcement has historically been uncommon.

4. Completing the MOT and obtaining your individual strata title is vital for safeguarding your legal rights and ownership interests.

5. Upon achieving at least 25% of the total strata titles perfected, a Management Committee AGM will be convened. (Please note that only proprietors with completed individual strata titles are eligible to attend, vote, and be nominated as MC members.)
