Short Term Rental (STR) Standard Operating Procedure (SOP)

  • ASSUMPTION OF RISK, WAIVER OF LIABILITY & INDEMNITY AGREEMENT (Form 1A) must be completed by registered STR Operator for the unit (one-time).
  • Form 2 must be completed and to be emailed to teega.general@teega.com.my or WhatsApp teega.general(+60 17 981 7313) and it will be processed during office hours. STR guests would not be allowed into the premise without the approved Form 2 by the Management.

    Update (21-10-2022) :
    As confirmed and deliberated in the JMC Meeting No.2 (5th term),  Motion#5 (which was carried in the 5th Annual General Meeting) enforcement shall start from 1st November 2022.

    (1) All Form 2 for Residence (Residence Tower A, B & Cabana) with STR booking duration less than 3 months shall not be processed/approved by the Management starting 1st November 2022.

    2) Pre-STR booking (less than 3 months) for Residence (Residence Tower A, B & Cabana) before 1st November 2022 for booking date after 5th January 2023, the Form 2 shall not be processed/approved by Management.

    (3) All Form 2 for Suites with STR booking duration less than 6 months shall processed/approved as per normal. (Status Quo)
  • All STR Guests must be fully vaccinated and must complete the Health Declaration Form & ASSUMPTION OF RISK, WAIVER OF LIABILITY & INDEMNITY AGREEMENT (Form 2A). All forms can be downloaded from https://teega.com.my/forms.
  • All STR Guests must register with Security and check in via MySejahtera app. All STR guests are required to record their body temperature with Security. STR Guest with body temperature reading exceeding 37.5°C shall be barred from entering the premise.
  • All STR Guests must practise social distancing (minimum of 1 meter) and to wear proper face mask when at common areas.
  • The Management reserves the right to refuse entry to any STR guests who are suspected to be under home self-quarantine.  STR Operator which have violated the prohibition of home self-quarantine for STR activities, shall be barred from operating STR activities until further notice.
  • Usage of Common Facilities : (With immediate effect from 28-07-2022)
    All outdoor & indoor facilities listed below are allowed ;
    – Swimming Pool & Children Pool.
    – Sauna & Jacuzzi
    – Gymnasium.
    – Games Room.

  • STR Operator to ensure sanitization/disinfection is performed to the unit prior to the check-in. Proof of sanitization/disinfection to be submitted to Management together with the Form 2 for approval.

  • All STR guests must adhere to the STR Standard Operating Procedure (SOP) & By-Laws of Teega. A penalty of not exceeding RM200.00 (Malaysia Ringgit Two Hundred Only) per incident can be imposed by the Management under Strata Management Act 2013 for the By-Laws violation.

  • The Management shall issue warning notices to STR Operators if their STR Guests violate the STR Standard Operating Procedure (SOP) & By-Laws of Teega. After two(2) notices are issued, a FINAL warning shall be served and STR Operator shall be barred from STR activities if violation occurs again. It is the duty of STR Operator to ensure the STR guests adhere to the STR Standard Operation Procedure (SOP) & By-laws of Teega.
